Condition Reports

Managing obligations and negotiations between landlords and tenants when a commercial lease begins or expires.

Conducted prior to the acquisition or leasing of a commercial asset (such as an office block, retail or industrial building) to identify defects, compliance issues and necessary remediation works.

  • Schedule of Condition documents the state of a property at the start of a lease

  • Make Good / Dilapidation assessments evaluate the cost of returning the property to its agreed-upon state.

The need for creating a condition report is both prudent and best practice, particularly  influenced by;

  • Ageing commercial building stock, which is driving sustained demand for condition assessments, technical due diligence and long term maintenance forecasting.
  • Tightening sustainability and energy-  efficiency expectations - including NABERS ratings and emerging minimum-performance standards which are accelerating upgrade and retrofit advisory work.
  • Increasing incidence of make-good and dilapidation disputes at lease expiry is expanding demand for schedules of condition and end-of-lease cost assessments.
  • Adoption of digital tools - 3D virtual models, BIM and asset register data - is raising the value and accuracy of lifecycle maintenance forecasting to make sure the condition report is thorough and will support the make good clause through the course of the lease.
  • Heightened building safety and compliance scrutiny, including combustible cladding remediation programmes, continues to generate inspection audits and remedial works mandates.
